Stabilized and value-add manufactured housing communities with the density and lot rent to support a long-term hold.
Pads
50+ accepted if lot rent is at least $350 / month.
Utilities
Both acceptable. Master-metered or sub-metered considered.
Lot Rent Floor
Mark-to-market upside welcome. Sub-$350 considered case-by-case.
Condition
Stabilized or value-add. Park-owned homes and tenant-owned both fine.
Markets
Tertiary and secondary markets where demographics support long-term hold.
Deal Size
Single parks or portfolios. Roll-ups welcome.
Asset Class 2 of 3
Self Storage
Facilities with size, vintage, and expansion runway to support our 8%+ stabilized yield target. Value-add and fixer-uppers welcome.
Building Size
Net rentable area. Room for expansion preferred.
Vintage
Older considered if structure and roof are sound.
Configuration
Single-story drive-up or climate-controlled multi-story both fine.
Yield Target
Stabilized yield-to-cost. Value-add path acceptable.
Markets
Other U.S. markets considered case-by-case.

10k pop @ 1mi, 30k @ 3mi, 50k @ 5mi, $50k+ median HHI.
Asset Class 3 of 3
Small-Bay Industrial
Existing buildings on land that supports expansion into multi-tenant small-bay configurations. The property type institutional capital walks past.
Building Size
Single buildings or multi-building parks both considered.
Land
Existing improvements plus expansion land strongly preferred.
Vintage
Older OK if structure and clear-height work for conversion.
Rent Floor
Achievable market rent for small-bay configuration in the area.
Configuration
Grade-level or dock access. Roll-up doors a plus.
Markets
Growth and tertiary corridors. Demographic floor below applies.
